The real estate appraisal or property valuation focuses on estimating in its fair monetary measure the desirability of owning a property. It is a report made to measure the commercial value of a house, apartment, building, or any class of property. The valuation process is an impartial technical opinion with evaluation methodologies and techniques that seek to build an objective value. For this, we need to take into account the physical and urban conditions of the property, its location, and the amenities of its surroundings, among other aspects that can determine the value and future capital gain of the asset.
